The Firm and Investors

AX Partners is a private real estate investment firm headquartered in Barcelona and Luxembourg, founded by Aleix Recasens.

The firm offers qualified investors access to exclusive real estate assets across Europe, with a focus on Hospitality, Residential and Commercial, through two complementary strategies:

  • Private Credit Real Estate: Credit backed by European real estate assets, focused on recurring income and capital protection.
  • Equity Opportunities: Exclusive, off-market assets with high value-creation potential, with a dedicated co-investment vehicle for each transaction.

Since it was founded in 2019, AX Partners has brought together more than 400 investors, invested over €400M and completed more than 20 exits, with a historical average annualised return of 8–12% and a 78% reinvestment rate.

Past performance is not a reliable indicator of future results.

AX Partners invests in institutional-quality real estate in Europe across four sectors: hospitality, residential, commercial and offices.

In Private Equity it acquires and repositions trophy assets in prime locations; in Private Credit it finances transactions secured by real estate in those same sectors. Hotel assets are run by leading operators such as Marriott, Meliá and NH Collection.

AX Partners invests in Europe, with Spain as its main market.

  • Private Equity: exclusive, off-market opportunities in prime locations, mainly in Spain.
  • Private Credit: core markets in Spain, Italy, France, Germany and the Netherlands, with selective exposure to the United Kingdom, Switzerland and Portugal.

Our investment vehicles are reserved exclusively for Qualified Investors under MiFID II (Directive 2014/65/EU).

Both individuals and legal entities may invest, including holding companies, family offices and family businesses.

A qualified investor is an individual or entity with the experience, knowledge and resources needed to make their own investment decisions and assess the risks involved. In Spain, this classification is governed by MiFID II and the Securities Market Law.

Financial institutions and large companies are classified as qualified investors by default.

The minimum investment ticket is EUR 500,000, for both Private Equity and Private Credit.

For holding companies and family businesses, an investment in AX Partners is linked to the company’s economic activity rather than being a passive asset.

Strategies and Returns

AX Private Credit Real Estate provides loans secured by European real estate, aimed at generating recurring income and preserving capital.

The loan book is diversified by geography and asset type: hospitality, commercial, residential and offices.

Each loan is secured by European real estate, with an average LTV of 60%: around €100M of collateral for every €60M invested.

Each Private Equity deal is structured through its own closed-ended co-investment vehicle, with a 5-year horizon extendable by another 5.

Strategies include Core-Plus Hospitality, Value-Add Residential and special opportunities, repositioning each asset.

  • Private Credit: channelled through AX Private Credit Real Estate SV S.à r.l., a Luxembourg securitisation vehicle that issues participating notes with an ISIN in four share classes, each with a distribution or capitalisation option.
  • Private Equity: invested through property companies (PropCos) for each asset.
  • Private Credit: target recurring annual return of 8–10%.
  • Private Equity: target annual return of +10–15%, depending on each deal.

Target returns, not guaranteed. Past performance is not a reliable indicator of future results.

  • Private Credit: investors choose between receiving interest as a dividend or capitalising it by reinvesting each year.
  • Private Equity: returns are distributed when the asset is sold, and investors can either collect them or reinvest by co-investing in the next vehicle.
  • In Private Equity, each transaction is structured through a closed-ended vehicle with a 5-year horizon, extendable by a further 5 years. Divestment may take place earlier if market conditions allow.
  • In Private Credit, the vehicle offers liquidity windows every 3 years, with a minimum notice period of 6 months.

Investors access the AX Partners Investor Platform, which brings together all the information on their investment:

  • Live reporting with the key metrics and material events of each deal.
  • Periodic reports on the performance of each investment.
  • Updates and news on each deal, from acquisition to exit.
  • Documentation for each investment: subscription, agreements and legal documents.

Our Investor Relations team also supports investors throughout the entire investment cycle.

The asset selection process at AX Partners begins with constant analysis of market opportunities and identification of assets and projects that fit our investment strategy.

We then conduct a thorough financial study and financial, tax, technical, urban planning and commercial due diligence with the best partners in the sector.
